Presale contract review
I read presale purchase agreements with the same care I'd want for my own family. Deposit schedule, completion and extension language, assignment clauses, disclosure amendments — each clause explained before anything is signed. The point is to know what you're buying and what you're agreeing to wait for.

Resale (condo & townhome)
Strata minutes, depreciation reports, bylaws, special-levy history, parking and storage assignments — translated into plain English. Offers are written carefully and presented in person where I can. Multiple-offer situations are handled with restraint.

Resale detached
Detached purchases ask different questions: zoning, lot use, structural inspection, and a comparable set that often spans months. I'll read inspection reports with you, ask the listing realtor the questions that matter, and write conditions that protect you without being theatrical.

First-time buyers
First-time buyers deserve the most patience. Pre-approval, the search itself, the offer, the inspection, the financing and the close — explained at a pace that lets you ask questions twice. Nothing is rushed.

Investment property
Investors get the math written out: cash flow under realistic vacancy, mortgage stress under modest rate movement, exit-options framed alongside entry. Honesty about which corridors I follow closely and which I'd defer to specialists for.

Smaller commercial engagements — retail bays, mixed-use buildings, owner-occupier purchases — taken on by referral. The same review-driven approach; the same plain language.
